img shake hand services tax appeals clifton njRecently I wrote a blog post (Why is My Clifton NJ home Not Selling) after giving it some thought and seeking for answers I decided to look in to another reason why sometimes some homes will sell better than others in some neighborhoods.  One of the common complaints that I hear from buyers as to why they won't offer on a home is the amount of the total taxes paid.  The fact is that high real estate taxes will affect the buyers decision and their debt to income ratios.  The higher the real estate taxes less buying dollars can be borrowed to meet the buyers needs. Good news for sellers is that they can make their home more appealing to a wider range of buyers by filling for a tax appeal and successfully reducing the amount of real estate taxes paid.   
I asked Clifton NJ Attorney Angela Rodriguez, ESQ an expert in the matter what are the most common questions homeowners have when filing for a tax appeal.  She was kind enough to share the following commonly asked questions.

  1. Q) What is the deadline for filing a tax appeal?  a) The deadline is April 1st but you can file as soon as you receive the white card from the tax assessor in your town, which reflects your property's tax assessment.
  2. Q) How long does the tax appeal process take?  a) The hearings are usually held in August of the year the application is filed, and any credits or checks that are to be issued as a result of the tax appeal are done at anytime between December and March of the following year.
  3. Q) Can I still file a tax appeal if I have outstanding taxes, sewer or water charges?  a) No.  The Tax Board does require that you be up to date with your taxes, sewer and water charges before filing for a tax appeal.
  4. Q) What are the fees associated with filing the tax appeal? a) Generally, there is an application fee payable to the tax board.  If you have an attorney represent you, which is highly advisable, you may have a fee arrangement with your attorney.  Lastly, there may be tax appraiser fees associated with your filing depending on how you wish to proceed with your tax appeal.
  5. Q) Do I have to appear at the tax appeal hearing?  a) If you are represented by an attorney, you do not have to be present; however, if you file on your own, you must be present on the date of the hearing.
